San Ramon/ Danville are probably some of the nicest areas in the bay without the name menlo in it haha. You can’t go wrong anywhere here all schools are rated 8 and above. I personally love Gale Ranch community. It’s the newest and nicest 94582. I’d probably stay on the right side of the freeway I’m San Ramon if your facing north near Blackhawk and california high school until you get to Danville area which is really nice for the most part. I’m in the 94526 area code which has 8/9/10 rating for elementary, middle school, and high school

During last recession San Ramon, Dublin, pleasanton crashed most and stayed low longer. The further you go from bay area, the longer it dips and comes back up last. Mostly 1 job families bought san ramon. San ramon schools are ok, but if liquidity opens up at fremont mission san jose/irvington in 2.5m, these will start looking overpriced. Also you can get these homes for 700k if you go beyond tracy, its all about school, commute and proximity to bay.2 job families who can afford these houses will prefer to stay closer to bay optimizing careers.
